Rental Policies

All rates are based on 6 guests. Property is monitored by security cameras, unreported extra guests will result in $50/night/person addtional charge. 4 guests and below qualifies for $25/day discount on all reservations. Cleaning: $100.00/stay. Minimum stay There is a 2-night minimum stay requirement for all reservations, and a 3-night minimum stay applies to the following holiday weekends: Martin Luther King Day, President's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, and from December 23 through New Year's Day. Guest Occupancy Agreement A Guest Occupancy Agreement must be signed and returned to ADJ Investor group LLC within ten days of making your reservation or prior to your arrival, if less than ten days. Check-In Policy Check-in time is 4 pm unless pre-approved. No check-in prior to 3 p.m. will be allowed during high occupancy periods, such as the weekend prior to Christmas through New Year's Day. Smoke-free Facilitie SunRise Villa is a smoke-free facility. Guests who smoke in the facility face immediate eviction with no refund and a $250 damage and cleaning charge. Number of Guests There will be a $60/person/night or higher extra charge should the number of guests exceed 10 without pre-approval. Security and Damage Deposit A $250 damage deposit (check or credit card authorization) will collected for each stay. Guests are responsible for any and all damage they may cause during their stay. Liability is not limited to the damage deposit. If damage caused by the renter to any part of the rental property exceeds the amount of the damage deposit, renter agrees that they are responsible to pay the full cost of replacement or repair of the damaged items. Eviction Guests are subject to immediate eviction and removal from the vacation rental property in the following conditions : 1) smoking in the vacation rental; 2) pets are on the rental property without prior written approval; 3) the number of occupants exceeds the number of contracted guests; 4) complaints of noise, loud music, foul language or otherwise disturbing of the peace are reported; 5) the use of tents, campers or motor homes on the rental property. The entire amount of rent will be forfeited if eviction occurs. Pets No pets allowed unless pre-approved for special arrangments. Lost Keys Guests who lose the keys to the vacation property they rented are subject to a $50 change-lock fee. Weather Conditions We cannot be responsible for winter weather conditions, so when you make your winter reservations, make sure that you have proper equipment to drive in the snow and carry tire chains for driving over the passes. Our local roads are always kept open and are in good condition for winter travel and our driveways are always plowed. There are no refunds for road closures. *Cancellation Guests may reschedule, with a thirty (30) day notice, if they are unable to make it. All of the money on deposit will be applied to a future reservation. Guests will be issued a credit voucher which will be good for up to two years, no refunds. If cancellation notices are given less than 30 days, the voucher amount will depend on whether the booked nights can be re-booked. *Reservations for vacation properties are often made weeks and months in advance which in turn eliminates the property from being available for other potential guests. Cancellations made at the last minute almost always eliminate revenue for the owner of that home for those dates. - $100/stay cleaning for 6 -9 guests. $125 for 10 guests and over. - $25/night/person for bookings over 6 guests. - Washington tax: 11%
